WHAT IS THE GOAL?

At Wu & Associates, we believe that we can make a difference in communities by bringing new life to neighborhoods and commercial areas which may be in need of redevelopment. These sites may be in urban or suburban locations, owned by public or private entities, or have unique features to repurpose into thriving community elements. We believe that transformation is possible while respecting the cultural fabric of the people who live within these communities.

WHERE DOES IT HAPPEN?

Redevelopment is often targeted towards areas with an existing populace where there is some access to infrastructure, jobs, commerce, and public transportation. The goal is to improve upon existing communities, such that there is a win-win for both the existing occupants of a neighborhood as well as the newcomers. Communities often considered for transformation include:

Historic neighborhoods

Brimming with cultural heritage, resources that may be listed or eligible for listing on the National Register of Historic Places

Brownfield sites

A property whose development is complicated by the presence of hazardous substances, pollutants, or contaminants

Urban enterprise zones

Where policies are implemented to encourage economic growth and development through financial incentives

Opportunity zones

Established by Congress in 2017 to encourage long-term investments in low-income communities nationwide

HOW IS IT DONE?

There are three main stages of real estate development which allow developers to take a challenged property and transform it into a new, functional use ready for occupancy.

1. Site Selection

Link ideas, land, and capital through tools such as feasibility studies, due diligence, and proformas in order to make an informed decision to purchase land.

2. Development and Entitlement

Prepare all elements prior to construction including architecture and engineering, entitlements, community outreach, preconstruction activities, and final budgeting.

3. Construction and Tenant Turnover

Execute the construction phase including site preparation, building construction, obtaining the certificate of occupancy, and arranging for tenant move-in.
